Westchester saw more sales even as listings stayed tight
The Real Estate Data Aggregator counted 79 homes sold in ZIP 90045 during the three months ending August 31, 2026. That is up 21.5% from the same months a year before. At the same time, homes for sale fell 13.6% to just 76. More buyers, fewer choices. That is the one fact that shapes everything else here.
Nationally, Realtor.com reported active listings grew to 1.18 million homes for sale in October 2026. Westchester moved the other way. The Real Estate Data Aggregator shows inventory here dropped, not grew. Local demand held even as the national picture loosened a little.
Prices held up, and homes moved faster
The Real Estate Data Aggregator put the median sale price in 90045 at $1,686,500 for the three months ending August 31, 2026. That is up 5.7% from a year before. The Federal Housing Finance Agency reported U.S. prices rose just 2.4% over the same stretch. Westchester outpaced the national number by more than double.
Homes also sold faster. The Real Estate Data Aggregator shows median days on market fell to 41 days, which is 15 days shorter than the same period in 2025. Not every home moved quickly, but the middle of the market clearly picked up pace.
Sellers got close to their asking price
The Real Estate Data Aggregator shows the average sale-to-list ratio in 90045 was 99.6% for the three months ending August 31, 2026. That is up 0.4 points from a year before. Sellers gave up very little from their asking price. And 36.7% of homes sold above list, up 12.1 points from the year before.
One small admission: the share of homes going under contract within two weeks dipped 1.9 points to 24.7%. Not every home sold in a flash. Still, the broader pace and pricing data point in the same direction.
Rates are a real factor right now
Realtor.com reported mortgage rates peaked at 7.40% in mid-October 2026. They eased a little after that. For the four weeks ending November 1, 2026, the rate was 7.24%, according to the same data Redfin tracks. Rates this high do slow some buyers down. Westchester still posted rising sales, which says local demand stayed firm despite that pressure.
Nationally, Realtor.com also reported pending sales fell 10.5% year over year in October 2026, the steepest drop since October 2023. Westchester's pending sales went the other way, up 7.6%, per the Real Estate Data Aggregator. That contrast is worth noting.
New listings barely moved
The Real Estate Data Aggregator counted 101 new listings in 90045 for the three months ending August 31, 2026. That is down just 1% from a year before. New supply is trickling in, but not fast enough to keep pace with the buyers showing up.
- For the three months ending August 31, 2026, the Real Estate Data Aggregator shows Westchester had more sales, fewer homes to choose from, faster selling times and a median price of $1,686,500. One street can read very differently from the whole ZIP code.
