Mar Vista buyers are still active, but bidding is less intense
The share of Mar Vista homes that sold above list price dropped 10 points in one year. That is the number that changes how a seller should think about pricing today.
The Real Estate Data Aggregator counted 116 homes sold in ZIP 90066 in the three months ending August 31, 2026. That is up 6.4% from the same months a year before. Buyers are still out there. They are just not fighting over every home the way they were.
Realtor.com reported that pending sales across the country were down 10.5% year over year in October 2026. Mar Vista held up better than that national picture, but the same cooling is visible here too.
Prices are still rising, just slowly
The Real Estate Data Aggregator put the median sale price in ZIP 90066 at $2,111,000 for the three months ending August 31, 2026. That is up 1% from the same period in 2025. Prices did not fall. They just grew more slowly.
The Federal Housing Finance Agency reported that U.S. house prices rose 2.4% from August 2025 to August 2026. Mar Vista's 1% gain is softer than that national figure.
Homes are taking a little longer to sell
The Real Estate Data Aggregator shows a median of 43 days on market in ZIP 90066. That is 5 days longer than a year before. Not every home sold fast. Homes that were priced well still moved. Homes that were not sat longer.
The Real Estate Data Aggregator also shows that 22.9% of Mar Vista homes went under contract within two weeks of listing. That share fell 8.2 points from a year before. Quick sales still happen, but they are less common now.
Fewer homes to choose from, but rates are high
The Real Estate Data Aggregator counted 108 homes for sale in ZIP 90066 during the three months ending August 31, 2026. That is down 15% from a year before. Less supply usually supports prices.
But Realtor.com reported that 30-year mortgage rates averaged 7.33% in October 2026 and peaked at 7.40% in mid-October 2026. Rates that high slow buyers down. That is part of why bidding is less intense.
The average sale-to-list ratio in ZIP 90066 was 100.9% for the three months ending August 31, 2026, according to the Real Estate Data Aggregator. That is still above 100%, which means the typical home sold for more than its asking price. But it fell 2.3 points from a year before. Sellers are still getting paid, just not quite as much over asking.
What this means for you
Sellers still have an audience. The Real Estate Data Aggregator counted 118 pending sales in ZIP 90066 in the three months ending August 31, 2026. Demand is real.
But with 41.4% of homes selling above list, that also means 58.6% did not. Sharp pricing matters more now than it did a year ago.
- Mar Vista sales are up, prices are up slightly, and supply is down.
- But bidding wars are less common, homes take a few more days to sell, and mortgage rates above 7% are keeping some buyers cautious.
- Price carefully and you still have a real market.
One more thing: the numbers above cover all of ZIP 90066. One street can read very differently from the whole ZIP code. A block near Centinela or Venice, or closer to the freeway, all of those can move faster or slower than the overall picture.
