Manhattan Beach homes kept moving despite higher mortgage rates
CNBC reported the average 30-year mortgage rate hit 7.41% in October 2026. That is a real cost. Yet the Real Estate Data Aggregator counted 108 pending sales in ZIP 90266 for the three months ending August 31, 2026, up 21.3% from the same months a year before. Serious buyers are still moving.
Pending sales tell you where demand is heading. Closed sales confirm it. The Real Estate Data Aggregator counted 102 homes sold in ZIP 90266, up 17.2% from a year earlier. Not every buyer stepped back.
Supply shrank while buyers showed up
The Real Estate Data Aggregator showed only 71 homes for sale in ZIP 90266 during the same period. That is down 33.6% from a year before. Fewer choices, more competition.
Months of supply dropped to 2.1, down 1.7 months from last year, according to the Real Estate Data Aggregator. That is a tight market by any measure.
Prices held steady, and homes moved a little faster
The Real Estate Data Aggregator put the median sale price in ZIP 90266 at $3,435,000 for the three months ending August 31, 2026. That is up 1% from the same period a year ago. Prices did not surge, but they did not slip either.
The median days on market was 40, two days shorter than a year before, per the Real Estate Data Aggregator. Small difference, but the direction matters.
The Real Estate Data Aggregator also found that 38% of homes went under contract within two weeks of listing. That share is up 3.2 points from a year ago. Quick contracts are more common now, not less.
Not every home sold above asking
The Real Estate Data Aggregator found that 26.5% of homes sold above list price. That is down 2.2 points from a year ago. Most homes sold at or below list. That is an honest admission worth knowing before you price.
The average sale came in at 99.6% of list price, according to the Real Estate Data Aggregator. Sellers who priced well got close to what they asked.
What the rate picture looks like right now
CNBC reported the average 30-year fixed rate fell slightly to 7.41% from 7.50%. Still high. CNBC also noted that a monthly payment on a median-priced home now takes up about 33% of a median family's income. That compares with 26% in 2022.
Nationally, the Federal Housing Finance Agency reported U.S. home prices rose 2.6% from July 2025 to July 2026. Manhattan Beach's 1% price gain sits below that national pace, per the Real Estate Data Aggregator.
- For the three months ending August 31, 2026, the Real Estate Data Aggregator counted 102 homes sold and 108 pending in ZIP 90266, both up sharply from a year ago.
- Supply fell 33.6%.
- The median price held at $3,435,000, up 1%.
- Homes averaged 40 days on market.
- Rates are at 7.41%, per CNBC, and that is a real factor.
- But the numbers show demand did not disappear.
One more thing: these numbers cover all of ZIP 90266. A block closer to the beach, or one near Sepulveda, can tell a different story entirely.
