Hawthorne homes still moved fast, but not every seller got over asking
The biggest shift in Hawthorne right now is speed. The Real Estate Data Aggregator counted 40.6% of homes going under contract within two weeks during the three months ending August 31, 2026. That share is up 14.2 points from the same months of 2025. Well priced homes are still drawing quick action.
But speed did not mean every seller won on price. The Real Estate Data Aggregator shows only 28.1% of Hawthorne homes sold above list price. That share fell 9 points from a year ago. Buyers were still moving fast on the right homes. They were not chasing every listing.
Mortgage rates added pressure from the outside. Realtor.com reported rates peaked at 7.40% in mid-October 2026. That made monthly payments heavier for buyers. It helps explain why not every listing drew a bidding war.
What the rest of the numbers say
The Real Estate Data Aggregator put the median sale price in ZIP 90250 at $945,000 for the three months ending August 31, 2026. That is up 3.9% from the same months of 2025. Prices moved up even as conditions softened a little elsewhere.
Fewer homes sold this period. The Real Estate Data Aggregator counted 57 sales, down 18.6% from the same months of 2025. At the same time, new listings jumped. The Real Estate Data Aggregator recorded 93 new listings, up 32.9% from a year ago. More homes came to market, and fewer found buyers.
Nationally, the Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. Hawthorne's 3.9% gain beat that pace. The local market held up better than the national picture, even with rate pressure.
Realtor.com also reported national pending sales fell 10.5% year over year in October 2026. That was the steepest decline since October 2023. Hawthorne's pending sales fell too. The Real Estate Data Aggregator counted 69 pending sales, down 4.2% from 2025. The local dip was smaller than the national one.
What this means for sellers
Price and condition mattered more this period. The homes that moved fast, the 40.6% under contract within two weeks, were likely priced and presented well. The homes that sat longer pulled the median days on market to 47. That is 3 days longer than a year ago.
Supply is still fairly tight. The Real Estate Data Aggregator put months of supply at 3.9 months. That is up 0.7 months from 2025, but still below the six months that signals a balanced market. Sellers still have some footing. They just cannot rely on the market to do all the work.
- Hawthorne prices rose 3.9% year over year to $945,000, per the Real Estate Data Aggregator.
- Four in ten homes went under contract within two weeks.
- But fewer homes sold overall, more listings came to market, and the share selling above list fell 9 points.
- Condition and price are doing the real work right now.
