El Segundo sales rose even as prices dipped a little
Sales jumped sharply in El Segundo. The Real Estate Data Aggregator counted 41 homes sold in ZIP 90245 in the three months ending August 31, 2026. That is up 78.3% from the same three months in 2025. More deals got done, even though the median price dipped.
The median sale price in ZIP 90245 was $1,700,000, according to the Real Estate Data Aggregator. That is down 2.7% from a year before. A small dip, not a collapse. Buyers paid close to what sellers asked, and some paid more.
Sellers got very close to their asking price
The Real Estate Data Aggregator shows homes in ZIP 90245 sold at 99.7% of list price on average. That is up 2.4 points from a year before. And 34.2% of homes sold above list price, up 21.2 points from a year before. Not every home sold above ask, but more did than before.
Supply stayed very tight
The Real Estate Data Aggregator counted just 23 homes for sale in ZIP 90245 during this period. That is down 30.3% from a year before. Months of supply stood at 1.7 months, down 2.7 months from a year before. Fewer choices for buyers meant sellers held the line even with a lower median price.
New listings rose too. The Real Estate Data Aggregator recorded 39 new listings, up 25.8% from a year before. More sellers came to market, and buyers were ready. Pending sales hit 48, up 84.6% from a year before.
The national picture looks different from El Segundo
The Federal Housing Finance Agency reported that U.S. house prices rose 2.4% year over year through August 2026. That's a sign of strength, even as El Segundo's median price dipped 2.7% in the same period, according to the Real Estate Data Aggregator.
Nationally, Realtor.com reported that mortgage rates peaked at 7.40% in mid-October 2026. Rates that high slow buyers down. Realtor.com also reported that pending sales across the U.S. fell 10.5% year over year in October 2026, the steepest drop since October 2023. El Segundo moved the other way, with pending sales up 84.6% from a year before, according to the Real Estate Data Aggregator.
About 29.2% of El Segundo homes went under contract within two weeks of listing, per the Real Estate Data Aggregator. That is down 5.4 points from a year before. So not every home sold fast. Homes that were priced well still moved. Others took the full 48 days.
- El Segundo saw far more sales in the three months ending August 31, 2026, even as the median price slipped 2.7%.

One street in El Segundo can read very differently from the whole ZIP code. Homes near Imperial Avenue or Acacia Avenue may take longer to sell or need a lower price than the ZIP-wide median. The numbers above are a starting point, not the whole story for your home.
