Culver City had more listings, but pending sales slipped
Here is the number that changes what sellers should do right now. The Real Estate Data Aggregator counted 145 new listings across Culver City in the three months ending August 31, 2026, up 13.3% from a year before. At the same time, pending sales fell 9.8% to 92. More supply, fewer buyers moving forward. That gap is the story.
This is not just a Culver City pattern. Realtor.com reported that national pending sales were down 10.5% in October 2026. Buyers across the country slowed down. Culver City sellers are feeling the same pull.
Rates are part of why. Realtor.com noted that mortgage rates peaked at 7.40% in mid-October 2026. For the four weeks ending November 1, 2026, the rate had eased slightly to 7.24%, according to Redfin. Still, that keeps monthly costs high for many buyers.
The two ZIP codes tell different stories
90230 and 90232 sit side by side, but they moved differently this period. Knowing which one your home is in changes what the numbers mean for you.
| 90230 | 90232 | |
|---|---|---|
| Median sale price | $1,050,000 | $2,325,000 |
| Price change vs. last year | up 41.7% | up 34% |
| Homes sold | 70 | 21 |
| Median days on market | 53 days | 28 days |
| Sale-to-list ratio | 100.8% | 104.4% |
| Sold above list price | 35.7% | 66.7% |
In 90232, the Real Estate Data Aggregator counted a median of just 28 days on market, 21 days shorter than a year before. Homes for sale there fell 28.1% to 23. That is tight supply, and it pushed the sale-to-list ratio to 104.4%. Two in three homes sold above list price.
In 90230, the picture is calmer. The Real Estate Data Aggregator counted 53 median days on market, one day longer than a year ago. New listings rose 20.2% to 113. Months of supply edged up 0.4 months to 4.9 months. Buyers there have more to choose from.
What is moving fast, even now
Even with pending sales slipping, some homes are still going quickly. In 90232, the Real Estate Data Aggregator found that 50% of homes went under contract within two weeks of listing. That share rose 27.8 points from a year before. In 90230, 29.4% did the same, up 8.1 points.
The homes that sold fastest were priced right from the start. That is what the numbers show us. More listings give buyers choices, so a price that misses the mark gives them a reason to keep looking.
The national backdrop
The Federal Housing Finance Agency reported that U.S. house prices rose 2.4% from August 2025 to August 2026. Month to month, they rose 0.3% in August, seasonally adjusted. Culver City's gains ran well ahead of that national pace.
Realtor.com counted 1.18 million active listings nationally in October 2026. More supply at the national level is putting pressure on sellers everywhere, not just here.
- Culver City had 145 new listings, up 13.3%, but only 92 pending sales, down 9.8%, in the three months ending August 31, 2026. Buyers have more choice.
- Sellers have more competition.
- In 90232, tight supply and fast sales still favor a well-priced home.
- In 90230, more listings and 4.9 months of supply mean pricing matters even more.
- One street can read very differently from the whole ZIP code.
